Stairs lead down to the bedrooms on the ground floor, all of which have French doors opening to the landscaped garden, where you will find the hot tub and swim spa, what better way to ease aching muscles after a busy day exploring the wonderful coastline than swimming or relaxing in the bubbles. Ideally positioned to take in the wonderful view of this stunning coast, you are only a short walk from the glorious sandy beach, while there is a choice of two pubs in Freshwater East itself both within walking distance. In the neighbouring village of Lamphey is a village shop and further choice of restaurants and pubs or try the Stackpole Inn a short drive away over the headland that comes highly recommended. Spend your days on the beach or walk the Pembrokeshire Coastal Path, there is a slipway in the bay for boating and water sports enthusiasts, while there are a choice of other bays and wonderful beaches to explore nearby including Manorbier, Swanlake Bay, Barafundle and Broadhaven South reached via the scenic walk round the Lily Ponds.

The property is approached on a B road. Entrance to Bentonville is via open driveway with no gate. Block paved drive slopes from gate to house and can accommodate 3-4 cars. Area lit by sensor activated security lights from dusk. Property entered via double glass doors located in porch to left of drive. Door threshold is approximately 4 inches high, a wheelchair access ramp is available at the property if needed (by request). Through front door and immediately to the right, entered via a solid wooden door is the TV/games room and galleried double bedroom area accessed via stairs. Natural lighting via full length windows and velux windows. Electric lighting provided by downlights and led lighting. TV operated via remote control. Pool/games table located under galleried area. Access to the galleried double room (restricted headroom) via single staircase rising near window of games room. Immediately to left of front door, entered through glass doors is the main living area. Immediately to the left is the cloakroom. This has a small window for natural light. Light switch is to the right outside the door. Main living area is open plan with large glazed areas providing plenty of natural light. Kitchen is on the right. Work surfaces easily accessible. Low level oven, dishwasher & full length fridge for easy access provided. Cloakroom accessed via door to the right opposite the cloakroom. In here there is a full-length freezer plus washing machine, tumble dryer and boiler. Lounge/Diner to left of kitchen. TV, Sky are all operated via separate remote controls. Balcony is accessed via 2 separate sets of Bi-folding doors located in lounge, or the kitchen. Both accesses have 3” threshold to balcony. Garden furniture is provided on balcony. Within the living area is a mezzanine level accessed via a spiral stair case. The mezzanine area is fully lit with glass balustrading providing views over the bay. Steps lead from the balcony onto a sloping path to the open land in front of the property. From this land there is access to the decked area, the lower patio in front of the bedrooms. Each bedroom can be accessed from patio via individual patio doors, each door threshold approx 3” high. Patio and balcony can be illuminated at night via external lights. Hot Tub and Swim Spa are located on the decked area. Accessed via 3 steps. Cover must first be removed (would recommend two people to complete this procedure). CHILDREN UNDER 18 ARE RECOMMENDED NOT TO USE THE HOT TUB or SWIMSPA and must be supervised by an adult over 18 years. Access to the lower patio area can also be gained via a wooden side gate. BEDROOMS Internal access to lower floor bedrooms via stairs located immediately in front of front door. Natural light to downstairs communal area provided via glazed lightwell. With LED downlights giving artificial light. Bedrooms to far right and left are both ensuite containing shower rooms with overhead showers. Main bedroom to the left contains a free standing bath in the room itself. Shower area is accessed via 2” step. The 2 twin rooms share the shower room. The shower cubicle is a walk in shower. All bedrooms benefit from large windows and patio doors to provide natural light, with LED downlights providing the electric light source for each bedroom. TV in both master bedrooms bedroom is operated via remote. PUBLIC TRANSPORT Bus service is accessed via Bus stop near T junction at top of Trewent Hill. Nearest railway station is Lamphey.
