About Butterhill Grange

Butterhill Grange is a wonderful and historic Grade II listed mansion, saved from dereliction and transformed into a stunning holiday home for family gatherings and friends to reunite. It lies at the end of a private unmade road in a quiet and attractive hamlet of five dwellings converted from its original estate buildings.

Built in the early 1700s, with C12th origins as a priory farm, the Grange remained the home of the Roche family for over 300 years. Recent history saw many owners, including requisition by the RAF as officer accommodation, before falling into a dilapidated state in the 60s. Now, lovingly renovated in a stylish contemporary style, it offers stately reception rooms and spacious bedrooms. 

You are assured of a warm welcome with the caretaker living on site to the rear of the property with an additional studio apartment converted from the original butler’s pantry. 

From the grand entrance hall, step left into the formal dining room with its bespoke dining table for convivial leisurely dining. From here, steps take you down to the well-equipped fitted kitchen with scullery beyond. There is plenty of space in which to relax and for children to play, with the rather grand sitting room heading up a collection of three living rooms, and a library. The delightful bedrooms (mostly ensuite) are arranged over two floors, including a tucked-away pair of bedrooms ideal for young families. Enjoy long summer evenings relaxing on the paved terrace whilst across the lane there is an acre of grounds, woodland and shell grotto, all of which are slowly being restored; children will love exploring.

The area teems with bird and wildlife and Butterhill Grange is itself a haven, with the cellars home to rare bats and the roof eaves boasting one of the largest roosts of house martins in West Wales. The sea and the Pembrokeshire Coastal Path are just 25 minutes by foot. The village of St Ishmaels is less than a mile away. The Dale peninsula is yours to explore with some of its most fantastic beaches within a 10 minute drive including Lindsway beach, Marloes Sands, Musslewick and West Dale. Dale’s sheltered harbour is a favourite with sailors and water sport enthusiasts, perfect for beginners and professionals alike, or surf the waves at Broad Haven and Newgale. Martins Haven, the embarkation point to see the Skomer Island puffins, is conveniently nearby and a trip out for this unique experience should not be missed.

Butterhill Grange is approached via the B4327 from Haverfordwest, then single track lanes until finally a private unmade lane to the property. Parking is on the flat gravelled courtyard to the front of the house. Exterior lighting is kept to a minimum due to bat activity. Paths and stairs are lit by low level lamps. There is lighting to the entrance portico. Garden extends to 1.5 acres of grass and woodland with slight incline. Level gravelled areas with patio furniture to the front of the house. There is level access to the house. The dining room, drawing room and entrance hall are at this same level. There is a Double bedroom/ensuite shower room/whb/wc on the ground floor. There are two steps to the kitchen which are six inches high. The kitchen has standard height worktops and low and mid-level and ovens. Everything centres around an island. Access to the bedrooms on the first floor are via two flights of ten stairs with a half landing in the middle. The stairs are 11” (280mm) deep and 6” (150mm) high. Access to bedrooms on the second floor are via a similar staircase. Access to the family suite is via a winding quarter turn staircase. Treads are 9.5” (240mm) deep by 8” (200mm) high. All bedroom doors are 33” (840mm) wide. The doors with those with ensuites are 30” (760mm) wide. All televisions have internet, teletext and remote controls. All service dogs (in fact all dogs!) are welcome. The house is well lit, both from natural and artificial lighting. The entrance hall is tiled. All hallways are laminate or engineered flooring. Stairs are carpeted. All bedrooms are carpeted. Two living rooms are laminate/wood, one is carpeted. There is a downstairs toilet in the utility room off the kitchen.
