About Cartref

Cartref is a farmhouse full of character and charm, situated alongside a footpath to the Pembrokeshire Coastal Path in one of its most dramatic stages. Porpoise, seals, dolphins, peregrines and many other sea mammal and bird species are regularly sighted. Llanwnda, is a tiny community, about 1.5 miles from Goodwick's shops, restaurants and pubs. Comfortable and spacious with a farmhouse kitchen, beamed ceilings and multi-fuel stoves set in traditional hearths. A tiny stream runs just outside the Pembrokeshire hedgebank which contains a sunny, lawned garden with patio and sea view. In the garden you will smell the sea air, gorse and wildflowers; and hear the relaxing sound of a stream and birdsong. An ideal retreat for family and friends to get together.

This Access Statement has been prepared by the owner for your information; it is the most recent version that we have received. This statement has been prepared as objectively as possible, however with such a wide remit oversights may be made.

Approached from the roundabout on an A-road at the entrance to the ferry port in Fishguard Harbour then approximately a mile ending in a narrow lane, and a tarmac road across common land to the house. Parking space for at least 2 cars through the large gate to the garden area. Main entrance door (28 inches wide) reached along short garden path (narrowest width 33 inches) with 1 low step up and a threshold draught excluder. Alternative entrances are 1 by the kitchen door (30 inches wide), sheltered by a porch, with 1 small step and threshold draught excluder, 2 by the sun room door (38 inches wide) with 2 steps up from patio (itself 1 step down from the parking area), and 3 by the garden side back door (32 inches wide) and 2 steps up. Walled, grassed garden with raised gravelled parking area, house and garden surrounded by common land on all sides. Ground floor comprised of hallway, 2 sitting rooms, twin room and kitchen on one level, through a door and 2 steps down from the kitchen to utility room and shower room with wc, and 1 sitting room gives access through an open doorway to the sun room 3 steps below. The shower has a wide access, but a step up to the shower tray. The doorways from the hall to the sitting rooms are both low (about 5 foot 8 inches). The access to the sun room is signalled at floor level by a change from carpet to tiles prior to the steps and a change of wall colour from blue in the sitting room to white in the sun room. The threshold from the kitchen to the steps leading to the utility room is through a door, but has no strong visual or tactile markers. The first floor is accessed by 12 stairs (with a 180 degree turn in the flight) 27 inches at the narrowest point. All on one level are 2 double bedrooms, one room with bunk beds, another with twin beds, and a bathroom. The narrowest doorway is 25 inches. Facilities include a TV with digibox, and a payphone. Cartref on sloping ground and its current form results from the amalgamation over centuries of single room dwellings and the incorporation of lean to farm work rooms. To our regret this has resulted in split levels and dimensions which militate against installing ramps or lifts.
