Rhyd Y Groes, Welsh for ‘the crossing of the ford’, enjoys a unique position with stunning views over the wonderful Cleddau waterway, tucked away down a steeply sloping switchback driveway, it nestles just yards above the foreshore outside the village of Burton. A decked balcony wraps around this spacious house and leads into the fitted kitchen/diner.

Renovated and comfortably furnished throughout with warming Melin Tregwynt touches, nearly every room offers wonderful views over the water. The master ensuite double bedroom on the ground floor has French doors opening to the balcony, enjoy leisurely lie-ins as you gaze at the ever changing waterway. The large sitting room with wooden floor and vaulted ceiling with floor to ceiling glass in the gable is a wonderful room for family time. French doors lead out to the paved terrace where you can dine alfresco as you admire the stunning sunsets over the water. Stairs lead to the bedrooms above with a unique split-level double room galleried over the sitting room, giving you the same wonderful view, fall asleep as you gaze at the water. There are two further bedrooms and a shower room on this floor. There is plenty of space for the whole family to relax with a second TV/play room, children and adults will enjoy the games room in the garage.

Being so close, it is perfect for those who just love messing around on the water, there is a slipway less than a mile away. There is a popular pub, Jolly Sailor, serving good food right on the estuary, it is only 1km away by road.  The river bank teams in bird and wildlife and footpaths abound, Brunel Quay offers a marina and nature reserve with cycle paths taking you through to the market town of Haverfordwest. Conveniently situated, just down from the bridge, it sits on the gateway to east and west Pembrokeshire and some of its most glorious beaches are within easy reach. To the west lies the Dale Peninsula, Martins Haven, the embarkation point for boat trips to Skomer to see the puffins, Broad Haven and Little Haven, all popular villages with lovely sandy beaches. While to the east is Pembroke with its excellent facilities and imposing Medieval Castle, from here explore Bosherston, Freshwater West and Angle, to name but a few.

This Access Statement has been prepared by the owner for your information; it is the most recent version that we have received. This statement has been prepared as objectively as possible, however with such a wide remit oversights may be made.

The property is approached from the A477 you travel down 500 m of adopted Highway and private, shared, access drive. The shared access is used by four other properties with Rhyd y Groes being the final property located at the end of the drive. You reach the property after descending past the dwellings and after turning almost through 180 degrees. The property is built on the sloping river bank of the Cleddau Estuary. The topography reflects this, and the private drive up to the garage is also on a mild gradient. Once parked on the driveway, the external access to the property is through the external walkway that is accessible from the parking area. The use of the access drive will require 3/5 point manoeuvring. Access to the dwelling is through a choice of doorways (kitchen, bedroom, lounge) although, at present, all doors have cills ranging in depth from 5 cm to 8 cm. Whilst the property has double level accommodation, the ground floor is served by lounge, kitchen, 2 bedrooms, and sofa bed in one room, en-suite shower room/whb/wc, and a larger bathroom with wc, wash basin, bath, and bidet. The ground floor is level and accessible, with no upstands internal to the property. The ground floor rooms are accessed by standard size (800 mm) doorways to all rooms. The kitchen has extensive work tops, seating area and table, and a low level oven. The ground floor rooms are well ventilated, and also well-lit with natural and artificial lighting. The natural lighting reflects the south facing orientation of the main accommodation. The en suite shower room has a fixed seat, flip down attached to wall, and the shower is accessed through a sliding glass door. There are two TVs (kitchen and lounge) that are operated by remote control, with subtitles available. The external areas are on two levels – the previously mentioned walkway that spans the full length of the dwelling, and is south facing, and a patio area to the western end of the property that can be accessed through the living room, or from stepping down one step from the walkway. There are external lights, including those controlled by switch in side the house, and an automatic light that serves the parking area and walkway access and which is triggered (after dusk) by movement. Bus Services 356 and 348/349 run along the nearby A477 and, whilst the main stops are in the nearby settlements of Honeyborough (Neyland) and Llanion (Pembroke Dock), some services operate request stops, you are advised to confirm this on the following site prior to any journey - https://www.pembrokeshire.gov.uk/bus-routes-and-timetables).

Like everybody else - We've loved staying here and have appreciated all the good things this place offers. Some recommendations about what to do and where to go Day in Tenby - loved South Beach Swimming at Freshwater East beach and Jacks cafe was excellent Supper at the Jolly Sailor Loved Dale but beware The great looking cafe, the pub and yacht club stopped serving lunch at 2.30!! We also visited St Davids which is a lovely spot for a rainy day.

Our stay here has been wonderful! Fantastic views. Birds sing all hours of the day, well equipped kitchen, very comfy beds, incredible front room and all round great place to stay. Many Thanks Also would like it noted that the downstairs bedroom/bathroom has been fantastic for elderly and disabled use.

We have had a wonderful week staying in this beautiful holiday home, we have loved the fantastic views and appreciated the well stocked kitchen and Welsh Hamper what a lovely and thoughtful touch. Cuddle chair in the living room looking at the river is our favourite spot! Tenby is an amazing place. Scolton Manor is great for a morning out with the kids for some fresh air. Neyland Harbour is a lovely place for a walk, nice cafe with cakes. Don't want to leave and go back to reality. Thank you from everyone!

All 8 of us had another wonderful stay here in Rhyd- y-Groes. It was so lovely to return to this beautiful house with stunning views! We had some stunning weather which we thoroughly enjoyed on the veranda! Loved the new BBQ - the foodies were once again in their element! The best bit by far has still got to be the brilliant games room which we hadn't stopped talking about since our last stay! Diolch yn fawr iawn eto!!
