The useful glazed porch leads into the original cottage sitting room with its beams and large Inglenook fireplace, the wood burning stove ensures a cosy feel on the chilliest of evenings; a hallway takes you through to a modern bathroom and spacious fitted kitchen and dining room, the conservatory gives a sunny spot to relax overlooking the garden.
The 2 double bedrooms are complete contrasts, one in the original cottage complete with beams, while the other is light and airy with an ensuite cloakroom and windows overlooking the garden with a view to the fields beyond, while open tread stairs from the sitting room lead to the twin room nestling in the eaves with some restricted headroom. French doors open from the dining room and the conservatory to the enclosed rear garden with a gravel terrace where you can dine alfresco, steps lead up to the lawn offering views over the surrounding fields or why not take advantage of the barbecue hut when the weather is a little chillier.
Perfect for keen walkers and cyclists, quiet country lanes and footpaths abound just waiting to be explored. The coast is less than 4 miles away, take to the Pembrokeshire Coastal Path to really appreciate this stunning rugged coastline on foot, the closest beach is Abereiddy with its grey sand and Blue Lagoon, made famous by the Red Bull National Cliff Diving Championship; Porthgain is popular with its pub, The Sloop Inn and Shed Restaurant, both serving excellent food and art gallery, further along the coast is the village of Trefin leading down to Aberfelin and the picturesque harbour village of Abercastle, still frequented by fishermen today. A trip to the famous Whitesands Beach should not be missed, popular with surfers both professional and beginners alike, as well as families. The tiny City of St Davids with its range of facilities and majestic Cathedral and Bishops Palace is within a short drive.

1. The cottage fronts a country lane with car parking for one vehicle at the side of the cottage, directly adjacent to the lane. All areas to the front of the property are on a level surface. 2. There is a narrow doorway to the front porch with a low step at the threshold, a wider doorway to the right leads from the doorway into the lounge area. There is a higher step between the porch and the lounge area. A wider access leads to from the car parking space to the rear of the premises. but steps need to be negotiated from the rear into the premises themselves. 3. The garden is in part lawned and gravelled access to the cottage itself. Four steps connect the gravelled area to the lawned area. There is flag-stoned path connecting the lawned area to the rear paved area. The garden contains a BBQ house with one step leading into it, the BBQ has limited interior space. It is respectfully suggested that wheel chair access would not be possible in the interior. 4. A double bedroom lies off the lounge area and is of the same level. A second double bedroom is accessed by way of open stairs from the lounge itself with a turn at the top of the stairway, there is no lift on the premises. A fairly narrow corridor leads from the lounge area to the main bathroom, kitchen and dining room and third double bedroom. There is a small step from the lounge into the corridor. The main bathroom is on the same level. The dining room lies off the kitchen and is on the same level. There is a step down from the dining room into the garden through wide French doors between the kitchen and the third bedroom is a small conservatory which leads into the garden area by way of a step. 5. There is external lighting to the rear of the premises and sensor lighting covering the parking area. There is no street lighting in the area, whilst there is a front porch with an internal light, but does not extend to the area outside the porch. 6 There is a landline telephone at the cottage and WiFi. 7 Guide dogs are welcome at the premises. The garden is fairly secure for dogs, but should not be left on their own. 8 Public transport connects St Davids with Fishguard on the main road. The cottage is situated approximately 1 mile off the main road. The access road is track in construction. 9 The main bathroom has shower with restricted access and a small bath with overhead shower. 10 There is a small ensuite toilet and wash-hand basin attached to the third bedroom at the rear of the property.
