Waterwynch House is a fabulous family holiday home set right on the beach in South Pembrokeshire, nestling between the cliffs of Waterwynch bay with unparalleled sea views over Carmarthen Bay. Set down a private drive within the Pembrokeshire Coast National Park, this historical property has been fully restored to offer luxury private accommodation surrounded by 10 acres of lawns and woodland.

Perfect as an exclusive wedding venue for friends to reunite or that special family celebration or birthday, you are guaranteed a unique experience and an amazing holiday.

Beautifully furnished throughout, it is meticulously equipped to cater for all your needs. It is characterful with sweeping staircases, spacious rooms, high ceilings, glittering chandeliers and large windows yet with all the modern conveniences one would expect and high quality finishes.

Keen cooks will marvel at the 2 kitchens with a full-size Aga and back to back range cookers where you can even indulge in a bake off challenge! Or why not hire a private chef to prepare that special meal. The dining room offers stunning sea views and French doors opening to a paved terrace.

There are plenty of reception rooms where you can relax, the stunning Great Hall runs the width of the house from front to back opening to a terrace overlooking the bay, the spacious Sky lounge with its glass roof, piano and breath-taking views is decorated in a contemporary style in cool whites and pale blues. French doors open to one of several terraces all overlooking the beach and sea, perfect for dining alfresco or just sitting and soaking up the uninterrupted sea views.

The bar and billiard room is sure to be a big hit, especially with its large TV screen for watching sporting events. Others can take advantage of all the facilities on offer including treatment room; hire in a masseur or beauty therapists for that extra treat, art room, music room for budding musicians and office with stunning sea views. Spend evenings or rainy days in the cinema room watching your favourite movies and TV series.

The wonderful luxurious bedrooms are all ensuite, furnished in different styles and hues all either offer fabulous views out to sea, 4 with balconies where you can enjoy a morning coffee or they have a relaxing calming aspect over the wooded valley.

The slipway makes it ideal for water sport enthusiasts, take to the water by boat or kayak to explore this wonderful coastline or take up more leisurely pursuits with a variety of lawn games, table tennis, Speedminton or simply spend your time on the beach, 10ft of which above the high tide is for your exclusive use.

Evenings are special ones spent around the fire pit on the beach, gazing at the stars overhead is simply stunning and listening to the waves as they gently break on the beach. There is also stream that runs through the woodland to where it meets the sea. One of the best views has to be from the point, a pathway runs along the cliff edge to a swing seat where you can relax and marvel at the breath-taking view out over the sea to the picturesque harbour town of Tenby only just across the water.

Spend your days on the beach, at low tide you can walk to Tenby along the shoreline or take to the Pembrokeshire Coastal Path on your doorstep to explore this stunning coastline to Tenby or Saundersfoot both with an excellent range of facilities.

This Access Statement has been prepared by the owner for your information; it is the most recent version that we have received. This statement has been prepared as objectively as possible, however with such a wide remit oversights may be made.

Access Statement FIRST FLOOR AND SECOND FLOOR Vehicular access up to the front door with 2 external steps down before the front door – not 1 directly after the other. After entering through the Front Door there is a short walk on flat surface through the Grand Entrance with 3 steps down with banisters into Library area, the remainder of the Great Hall and the en-suite for the Castle is accessed on the same level then there is 1 step down into the bedroom itself. 8 stairs up to small landing then a further 4 stairs up, all with banisters, leading to the Gallery. Three bedrooms on this, the 2nd floor, are all accessed on the level with a slight raised level into Monkstone. None of these bedrooms has any steps in them. 3 steps (spaced out) up into Look Out then all other areas i.e Arts & Crafts, Café, WC, the treatment room are all on the level. Half a step down onto the sea facing terrace with one step up onto the decking. One step out of Look Out main door onto Terrace then a short walk on the level with 1 step up followed by steep walk down to car park, 1st floor level of house. One step out of Arts & Crafts onto Terrace. One step down out of Gym (gym now removed) onto Terrace, then 1 step down onto the decking. 11 steps down to a small level then a further 3 steps to the decking outside the Great Hall on 1st floor level. Then to get to the Garden Terrace on ground floor level you have 7 steps then a short space, followed by 4 steps and a short space then, 3 further steps down. The Garden Terrace is on the level with 6 steps down to the lawn which can also be accessed down a bricked walkway which also leads to the beach. From the Great Hall there is a wide flight of 13 wooden stairs with banisters either side down to the ground floor. Also from the Great Hall there is 1 step down to the Master Hallway from which Store 2 is accessed up 2 steps (only need access to this room if there is an issue with the heating and/or hot water) and Priory which is on one level except for the bed which is on a platform which is 1 step up. From here there are 2 steps up to a landing from which you can access Standtop, Lydstep and the Therapy Room all of which are on the level. 4 stairs with banisters down to a landing from which you can either take 11 stairs down to the ground floor or 8 stairs up to a landing from which you can access Broadhaven and Littlehaven which are all on the level. To get to Manorbier, Barafundle and the cupboard with additional hanging space for Broadhaven there is one step up and down then these rooms are all on the level. GROUND FLOOR Vehicular access right up to the “Tradesman’s Entrance” with a half step into the house and one step down into the Entrance Hall from here the Bar, Billiard Room, WC, Chef’s Kitchen, Garage, Laundry Room and shower room can be accessed on the level (the Laundry Room and shower room would need to be accessed via the garage though. Alternatively there is 1 step down and 1 step up to access the Laundry Room and shower room along the hallway. There is one large deep step down from the Billiard Room to access the Boot Room/dog room which can also be accessed from outside on the flat, or from the Dining Room. There is 1 step down from the hallway to get in to the Cinema room. There are 2 steps down from the Family Kitchen to get in to the Cinema room. There are 2 steps down from the Family Kitchen to get to the Dining Room. There is a half step out of the Dining Room onto the terrace from either set of double doors. Once in the Dining Room the Boot Room, Sky Lounge, Cinema room, Study and Music Room can be accessed on one level. There is a half step out of the Sky Room onto the terrace from either set of double doors. There are 2 steps down to the Study and Music Room from the hallway or the stairs down from the Great Hall. There is a half step into the Sky Room from either the Cinema room or the Study.
