About Welford House

Welford House is a stunning, deceptively spacious, terrace house set on the Main Street in the heart of the bustling town of Newport, with all its facilities and beach within an easy walk.

Beautifully renovated in 2019 to a high standard, it is stylishly furnished with a contemporary twist and traditional pieces, it is minimalistic yet ensures a comfortable feel. Step into this traditional stone house with its slate floors and sash windows, the spacious hall with a study off, leads through to the open-plan living space with cosy sitting area, the wood burning stove here keeps any chills at bay, the large dining table is perfect for enjoying family meals around, prepared in the modern, fitted-kitchen with its super electric Aga. Bi-fold doors open the area up to the Mediterranean style, paved courtyard, a sunny sheltered spot where you can enjoy a glass of wine on a summer’s evening.

There is a TV den across the courtyard in the detached annex with a utility room beyond. Stone steps lead up to a sloping lawn with patio and a gate through to the paddock, where children are welcome to play and enjoy outdoor games.

The house accommodates 6 in the 3 bedrooms in the main house or 8 with an additional first floor suite accessed via external stone steps across the courtyard. This makes an ideal retreat for a couple with an ensuite shower room and comfortable seating to relax.

In the house, the 3 well proportioned bedrooms can all be made up as twin beds or super kings, the master bedroom on the first floor enjoys a wonderfull ensuite bathroom with walk-in shower. The third bedroom in the eaves on the second floor has exposed A-frame beams and ensuite bathroom.

Perfectly positioned with roadside and rear off street parking, you can leave the car behind once you arrive and truly relax enjoying a slower pace to life. All of Newport’s shops, galleries, pubs and restaurants are on your doorstep while its beautiful golden Parrog beach is only a short walk away. Alternatively, explore some of the maze of footpaths that lead up from the town to Carn Ingli (Mountain of Angels), behind, the views are breathtaking and well worth the effort. Take to the Pembrokeshire Coastal Path to explore this stunning coastline on foot. Newport has a strong community spirit with many events centring on the sea and its boat club, so water sport and sailing enthusiasts are well catered for, while keen golfers will enjoy the golf course overlooking the sea. Set on the mouth of the river Nevern, this tidal estuary teams with bird and wildlife. There really is something for everyone.

The house is approached from A487. Welford House is accessed directly off the main road. Property has parking at the rear of the property with on street parking to the front. Main entrance door is reached by two steps (5 inches). An alternative entrance is through the bi-folding doors which are level with the floor. Access to courtyard via bi-folding doors. The courtyard accesses the garden via steps with a hand rail. Further paved patio with garden furniture at the top of the steps. Garden extends via a flagstone path to the paddock. The path is on a slight incline. Ground floor facilities include an open-plan, kitchen diner and living area, study and ground floor toilet. Kitchen has worktops/breakfast bar and an electric AGA with low level oven doors. Well-lit sitting room with natural and artificial lighting. TV operated by remote control. TV den and utility room accessed across the courtyard by a seven inch step. Two bedrooms on first floor accessed by a carpeted, dog-legged staircase with handrail. Rear- facing bedroom has a walk-in shower/wet area and bath with whb/wc; second bedroom has a large bathroom with bath/overhead shower adjacent and whb/wc. Large en-suite bathroom/shower attachment/whb/wc and bedroom on the second floor. Both upper floors are carpeted throughout. Rear parking for two cars can be accessed on foot via the paddock. The paddock has a slight incline. Paddock provides direct access to the lane and footpaths leading up the mountain of Carn Ingli. Public transport (local bus service) approximately 400 yards away.
