About Welford

Welford is a stunning, deceptively spacious, terrace house set on the Main Street in the heart of the bustling town of Newport, with all its facilities and beach within an easy walk. Take advantage of the parking permit for the nearby car park and you can truly relax and enjoy a slower pace to life, while your dog will love exploring Newport Sands.

Beautifully renovated to a high standard, with double glazing throughout, it is stylishly furnished with a contemporary twist and traditional pieces, it is minimalistic yet ensures a comfortable feel. Step into this traditional stone house with its slate floors and sash windows, the spacious hall with a study off, a useful quiet space, ideal for working, reading or studying leads through to the open-plan living space with cosy sitting area, the large dining table is perfect for enjoying family meals around, prepared in the modern, fitted-kitchen with its super electric Aga. Bi-fold doors open the area up to the Mediterranean style, paved courtyard, a sunny sheltered spot where you can enjoy a glass of wine on a summer’s evening.

The Cwtch is a detached annex located across the courtyard, it has a cosy TV lounge on the ground floor with a utility room beyond. The first floor suite is accessed via external stone steps with double bed, ensuite shower room and comfortable seating to relax. This makes an ideal retreat for a couple.

From here further stone steps lead up to an enclosed sloping lawn with patio, perfect for enjoying an alfresco meal and enjoying the view over the roof tops of Newport. There are even glimpses of the sea from the top of the garden and guests will enjoy wandering the meadow beyond, the views from here are even more far reaching over the coast.

The main house itself accommodates 6 guests in 3 well proportioned bedrooms which all can be made up as twin beds or super kings, the master bedroom on the first floor enjoys a wonderful ensuite bathroom with walk-in shower. The third bedroom in the eaves on the second floor has exposed A-frame beams and ensuite bathroom, while the fourth bedroom is more of a suite found in a detached outbuilding accessed by external stone steps across the courtyard. Perfectly positioned in the heart of Newport, you can leave the car behind once you arrive and truly relax enjoying a slower pace to life. All of Newport’s shops, galleries, pubs and restaurants are on your doorstep, while its beautiful golden Parrog beach is only a short walk away. Alternatively, explore some of the maze of footpaths that lead up from the town to Carn Ingli (Mountain of Angels), behind, the views are breath-taking and well worth the effort. Take to the Pembrokeshire Coastal Path to explore this stunning coastline on foot. Newport has a strong community spirit with many events centring on the sea and its boat club, so water sport and sailing enthusiasts are well catered for, while keen golfers will enjoy the golf course overlooking the sea. Set on the mouth of the river Nevern, this tidal estuary teams with bird and wildlife. There really is something for everyone.

The house is approached from A487. Welford House is accessed directly off the main road. Parking: Parking permit provided for car park - no reserved space. Main entrance door is reached by two steps (5 inches). Access to courtyard via bi-folding doors. Detached annex and utility room accessed across the courtyard by a seven inch step. Access to first floor of annex via the garden stone steps with a hand rail. Further paved patio with garden furniture at the top of the steps. Garden extends via a flagstone path to the meadow. The path is on a slight incline. Ground floor facilities include an open-plan, kitchen diner and living area, study and ground floor toilet. Kitchen has worktops/breakfast bar and an electric AGA with low level oven doors. Well-lit sitting room with natural and artificial lighting. TV operated by remote control. Two bedrooms on first floor accessed by a carpeted, dog-legged staircase with handrail. Rear- facing bedroom has a walk-in shower/wet area and bath with whb/wc; second bedroom has a large bathroom with bath/overhead shower adjacent and whb/wc. Large en-suite bathroom/shower attachment/whb/wc and bedroom on the second floor. Both upper floors are carpeted throughout. Public transport (local bus service) approximately 400 yards away.
