Approach to West Barn is via a mile long single track lane off an A-road. West Barn can be accessed by a 5 bar gate at the east end of the property, leading to ample parking area (up to 4 cars) or via a 5 bar gate at the west end of the property (space for 2 cars). Car parking space at either end of West Barn is gravelled. Please do not park in the lane. At the main entrance, there is a small step up into the kitchen. The kitchen has extensive worktops and a range cooker with low level ovens and grill. Through the kitchen another small step up leads through a door to the atrium style lounge. The floor is carpeted throughout with the exception of the kitchen and bathrooms which have laminate flooring. Through the lounge, a door leads to the corridor (with a very slight change in the level of the floor, but no step) giving access to three bedrooms, (1 double bedroom with en-suite with shower cubicle), a second double bedroom, one room with bunk beds and a separate bathroom with a shower over the bath. All rooms are on the same level. Stairs in the lounge lead to an upstairs bedroom with handrail on stairs. There is a step up to the bedroom with restricted headroom. The bedroom is open plan (no door). There is also a small cloakroom (whb/wc) upstairs with a step up and restricted headroom (opposite bedroom). There is external lighting to the front and rear of the property. Landline telephone is installed. TV, DVD player and stereo system are all operated from a single remote control. Mainly lawned garden extend to 1/3rd acre and is accessed through a gate at both ends of the property. There is a gravelled area with a step up to a patio. A double door leads from the lounge to the patio over a small step. Railway sleepers separate the gravelled area from the lawn. The side garden is also part gravelled and mainly lawned. At the bottom of the garden, two gates lead to West Barn paddock (1.225 acres) which is fenced all the way round (however small dogs could fit through). The gates are kept padlocked for health and safety reasons due to the large pond in the paddock. All gates leading into the paddock have ‘Danger – Deep Water’ warning signs fitted. Well behaved dogs and guide dogs welcome.
