House is approached from A487 then approx. 2/3 mile down private lane which can be accessed by large vehicles (ambulances etc.) House is accessed through three gates which usually remain open. Ample parking area with space for four cars on same level as stone patio. Main entrance door is reached by 1 x 7” high step. Back entrance accessed by 1 meter wide path of small stones set in concrete for 30 feet followed by 20 feet of slate path to a slate patio and one 7” high step. No luggage assistance provided. Garden extends to ½ acre of mowed lawn with slight incline interspersed with planted areas including a slate patio with garden furniture. Outhouse/storage/wet room accessed by 3 9” high steps and a 6 foot long slate path with a 3” threshold at entrance into outhouse. Ground floor includes: kitchen, laundry room (off kitchen) with non-stacking front opening washer and dryer and sink, w/c, bathroom with bath/shower and toilet, and sitting room. First floor accessed by narrow and steep carpeted stairs (16 steps, each 6 ½” high) incorporating a 90 degree turn with shallow treads, consistent hand rail one side only. First floor has 5 bedrooms (including one en-suite and second bathroom with walk-in shower and toilet). The en-suite bathroom is recessed and accessed by 2 steps (8” high) down, room has limited head space due to steep downward slope of ceiling with prominent exposed beams. Walk in shower opening is 19 ½”/500mm wide with 6” step into shower. Well-lit Kitchen has 5” of work top space, 10 foot long dining table. Oven is below counter level. Refrigerator/ freezer is 6 feet high, single door wide. Well-lit sitting room (natural and artificial lighting). Wall mounted TV with various accessibility settings. Church organ (cannot be played) installed in sitting room, floor lowered significantly under organ to accommodate size, care must be taken when walking around it. Motion-sensored external lighting system facing parking area. Guide dog welcome on ground floor.
