Perfectly located in the new small development to take advantage of all that St Davids has to offer, a footpath takes you to the heart of this tiny City, only a 5 minute walk away, with its choice of pubs, restaurants, shops and galleries to wander. The Cathedral and Bishops Palace often play host to music festivals, craft and art exhibitions throughout the year; the nearest beach is Caerfai Beach, Whitesands, should not be missed, popular with families as well as surfers both beginners and professionals alike.
The best way to explore this stunning coastline must be on foot, take to the Pembrokeshire Coastal Path to really appreciate its beauty, exploring its hidden coves and inlets with a number of picturesque fishing villages including Solva, Porthgain, Abercastle and Abereiddy with its Blue Lagoon, you can always take advantage of the Puffin Shuttle to catch a lift back. Take a boat trip from St Justinians to sail round the islands of Skomer and Ramsey, or land at Ramsey to walk around this bird and wildlife sanctuary, visit in September to marvel at the seal pups; keen golfers can enjoy a round at the St Davids Golf Course, it offers some of the best sea views.

Situated within walking distance of St Davids centre, the property is located in a tarmacadamed cul-de-sac on a small residential estate. Sandy-Rise provides 2 level block paved car parking spaces in front of the property. Main door/entrance is level and accessed from the parking area/drive. Ground floor facilities include kitchen, lounge/dining room, bathroom and 2 bedrooms. All rooms are accessed from the hallway through 800mm doors Kitchen has extensive worktop space, ceramic hob, low-level oven, integrated dishwasher and fridge freezer, and washing machine. Lounge/dining room has double patio doors leading to the courtyard by means of a step down. The cloakroom cupboard is accessed from the hallway providing hanging rail and hooks. The boiler cupboard is accessed from the hallway providing cleaning apparatus and ironing board. The bathroom is spacious, providing wash hand basin, WC, bath with overhead shower, and heated towel rail. Heating controls are located in the large bedroom and the hallway. The hot water is provided by the Combi boiler and is on constant. The garage is accessed from the parking area by means of the up and over garage door, or from the courtyard through the garage door. ONLY FOR LOCKED STORAGE. The courtyard is on one level, and patio slabbed with some gravel, and can be accessed from the front of the house by means of the wooden gates, either side of the house. The washing line is retractable and positioned at the back of the garage on the opposite fencing post. The courtyard has an external light accessed by an internal switch on the wall to the right of the patio door. The driveway has an external light accessed by an internal switch on the right-hand side as you enter the main front door. Public Transport (local bus service), approx. 4 minutes walk, is accessed by the footpath opposite the front of the property, and turn left at the bottom towards the City centre, providing all main facilities.
